How Much Does It Cost to Rent a Villa in Marrakech? (2026 Pricing Guide)
The short answer
A private villa in Marrakech runs from around **£220 a night** for a small budget house to **£9,000 a night** for a landmark estate — with the sweet spot for most groups sitting between **£500 and £2,000**. Crucially, that is the price for the *entire house*, not per person, and it almost always includes a private pool and a resident staff team. This guide breaks down what actually moves the number, so you know what a fair quote looks like before you enquire.
Prices below are our own 2026 rates for the whole villa per night. They are a useful benchmark for the market as a whole, though every company prices differently and the villa's own page is always the authority on a specific house.
Price ranges by tier
**Budget (from ~£220–£400/night).** Smaller private houses, typically three to five bedrooms, with a pool and the essentials. Villa Syrine, Villa Luna and Villa Nor sit here. Ideal for a small group who want their own place without the estate price tag.
**Entry luxury (~£500–£970/night).** Four to seven bedrooms, a proper pool, gardens and a staffed house. Al Maaden Villa and Villa Saada open the range at £500; Villa Sahar and Oliver Villa at £650; Villa Isaac at £680 for seven bedrooms sleeping fourteen. This is the best value-per-head band in the collection.
**Luxury (~£1,000–£1,900/night).** Designed houses with more space, more style and often a hammam or a bigger event garden — Dar Moucha, Moonshine, Dar Challa and Villa Eden Garden live here.
**Ultra luxury (£2,000/night and up).** Full estates: staff wings, multiple pools, event lawns, hammams and spas. Maison Kenoosha and The Levantine begin the band; the largest landmark properties such as Palais Monte, Dar Sabra Estate and Villa K climb well beyond, with Villa K at the top at £9,000 a night.
What moves the price
**Size.** More bedrooms and more capacity is the single biggest driver. A house sleeping eight and a house sleeping thirty are different products, and the price reflects it.
**Season.** This is the second biggest factor and the one you can plan around. **Area.** The Palmeraie and central addresses command a premium for proximity and prestige. The villas out on the Ouarzazate, Amizmiz and Ourika roads give you more house for the money in exchange for a slightly longer drive.
**Staff and extras.** A fully staffed house is standard; a private chef, a driver, in-villa spa treatments or event staffing are typically arranged on top.
What's included — and what isn't
**Included as standard:** the whole villa, a private pool, daily housekeeping, a resident staff team, linens and towels. That baseline is far more generous here than villa rental in most of Europe.
**Usually extra:** a private chef and the food budget, airport transfers and drivers, excursions, and hammam or spa treatments. None are expensive by European standards — a chef for a house of ten costs a fraction of the equivalent elsewhere — but budget for them separately rather than assuming.
Villa versus hotel: the per-head maths
The reason villas win is arithmetic. Take Villa Isaac: £680 a night, sleeping fourteen. That is under £50 per person per night — for a private pool, a garden and staff. Splitting fourteen guests across hotel rooms of a comparable standard, with no private pool, rarely lands anywhere close.
Two people in a villa is poor value. Fourteen people in a villa is often cheaper than the hotel — with a pool nobody else can use.
The tipping point is roughly the third night and the sixth guest.
