Ultra Luxury Vacation Homes in Marrakech: What £2,000 Buys
What counts as an ultra luxury vacation home in Marrakech
Ultra luxury vacation homes in Marrakech start at £2,000 a night in our collection, and that rate is for the whole house. Twenty villas sit at this level, from £2,000 to £9,000 a night, sleeping six to fifty.
We sort every villa into a tier by its lowest nightly rate. Ultra Luxury is the top one: £2,000 and up. This guide lists all twenty, explains what the extra money buys, and shows which house suits which group.
What £2,000 a night buys that £1,000 does not
At the level below, you get a beautiful house with a pool. At this level, you get an estate. The difference shows up in three places.
Land
Villa K stands in a 20,000 square metre olive grove, with a pool 40 metres by 14. Paysan Palace sits on a 7-hectare estate on the road to Amizmiz. Ksar Zaytoune Estate spreads 20 pavilions across a 14-hectare olive grove.
Even the smaller houses have room. Villa Beja has five suites on a 10,000 square metre plot, with an infinity pool. Maison Kenoosha has six suites on one hectare.
A spa, a hammam, a court
Many of these houses have a wellness wing of their own. Maison Kenoosha has a hammam, three massage rooms and a heated pool. Nomads Garden has a Carrara marble hammam and a beauty room. Paysan Palace has a hammam with a spa section.
Sport is common too. Villa les Olivades has a tennis court, a basketball court, a gym and a sauna. Dar Sabra Estate has a clay tennis court, a gym and three outdoor pools.
People
The bigger houses come with a team. Nomads Garden has six staff. Palace Montbel has resident housekeeping, security around the clock and a concierge, with a chef on request.
What is included still varies from house to house. Each villa's page lists what that one includes, and what costs extra.
At £1,000 a night you rent a beautiful house. At £2,000 and up, you rent an estate.

The price follows the house, not the headcount
Look at two rows in that table. La Mamounia Palace has three bedrooms and costs £8,000 a night. Palace Shayanne has twenty-two bedrooms and costs £2,500.
So at this level you are not paying for beds. You are paying for a particular place: its address, its land, its finish. A small house in the right spot can cost three times as much as a palace outside town.
That is the opposite of the tiers below, where a bigger house often means a lower price per person. Our guide to Cheap Luxury Villas in Marrakech: The Price Per Person works through that side of the collection.
Above £2,000 a night, you are not buying beds. You are buying a particular place.
Which house for which group
Two to six guests
La Mamounia Palace is a 700 square metre private house set inside La Mamounia, the Marrakech hotel that opened in 1929. It has three bedrooms, each with its own dressing room, a private pool and a rooftop lounge over the hotel's gardens.
For a couple, the bigger houses here make little sense: the rate is the same for two as for twelve. Our guide to Luxury Villas for Couples in Marrakech: 6 Private Picks covers houses chosen for two.
Ten to twelve guests
Villa Beja, in the Palmeraie, has five suites, a mosaic gym, a wine collection and an infinity pool. Full board can be added for 60 euros a person.
Villa Ezzahra, also in the Palmeraie, has seven en-suite bedrooms, each with a dressing room and its own terrace. A separate pavilion has its own sitting room, plunge pool and terrace, which suits grandparents or a guest who wants their own space.
Maison Kenoosha opened in 2023. Its six suites are 58 square metres each, every one with a private terrace onto the garden.
Twenty to thirty guests
Villa K is the top of the range, at £9,000 a night. Ten suites, three living rooms and that 40-metre pool, set in the olive grove.
Palais Monte is less than 5 kilometres from the city centre, in 11,000 square metres of parkland in the Palmeraie. Around the main building sit two tented pavilions with their own pools, four lodges and a three-bedroom house with a garden and pool.
The Levantine, on the Amizmiz road, has 14 bedrooms, a wine bar and a pool bar. It is about 20 minutes' drive from the centre of Marrakech.
Forty guests or more
Four houses sleep forty or more. Villa Katia has 22 rooms for up to 50 guests, two heated pools, a spa and a tennis court. Palace Shayanne and Dar Sabra Estate each sleep 44.
Ksar Zaytoune Estate sleeps 40. Its rooms are pavilions shaped like African tents, spread across the olive grove and linked by paths, so each one feels separate.

Questions to ask before you book
Is the rate the same all year? The "from" price is the lowest a house charges. Some houses charge more in busy months. Palace Montbel's page, for example, sets out different rates for each season. Ask us for the rate on your exact dates.
Which staff live on site? Some houses have a team there through your stay. At others, staff come in for set hours. Both are fine. They feel different.
What costs extra? Meals are often extra, as at Villa Beja. A chef is on request at Palace Montbel. Add these up before you compare two houses.
Is anything shared? Ask whether any part of the property is used by anyone outside your group. A private house inside a hotel, like La Mamounia Palace, is a different kind of private from a walled estate of its own. Our guide to Luxury Private Villas: What Private Should Really Mean lists the five questions to ask.
Getting there
Most of these estates are outside the city, on the roads to Amizmiz, Ourika, Ouarzazate and Fez, or in the Palmeraie to the north. Guests fly into Marrakesh Menara Airport, and an airport transfer can be arranged on request.
On a British passport you do not need a visa for a holiday. GOV.UK's entry requirements for Morocco say you can stay up to 90 days, and your passport must be valid for at least three months after you arrive.
