What a Marrakech team offsite costs per person
A Marrakech team offsite works out at roughly £400 to £900 per person for three nights once flights and transfers are counted, with the villa itself at £54 to £180 per person per night on our own published rates. The spread is wide because it depends almost entirely on one thing: how many of you there are.
A private villa is priced by the house, not the head. So the same estate that feels expensive for eight people is remarkable value for twenty-five. Below are the real numbers from our own collection, and the costs people forget until the invoice arrives.
Why the villa gets cheaper as the team gets bigger
Book a hotel and you pay per room. Book a villa and you pay for the whole property, then divide.
That single difference is why offsites for larger teams land where they do. Here are three of our houses, with the villa cost divided by the people it sleeps:

The same villa, filled, costs less per head than a mid-range hotel room — and nobody is eating breakfast next to a stranger's sales conference.
Fill the house. An estate sleeping 28 taken by a team of 16 costs the same as one taken by a team of 28.
The four costs people forget
Flights. Marrakesh Menara Airport handled 9.3 million passengers in 2024 and takes direct routes from London, Birmingham, Manchester, Glasgow, Edinburgh, Bristol and Liverpool, as well as Paris, Amsterdam, Frankfurt and Madrid. Three to four hours from most of Europe, which keeps fares moderate and means nobody loses a day each way.
Airport transfers. A seven-seater from the airport to most estates is around £100 a day with a driver. For a team of twenty that is three vehicles, not twenty taxis.
Food. A private chef in the villa is charged separately and is usually the single best-value line on the budget: one kitchen, one team, no restaurant bookings for twenty-four people twice a day.
The thing that is not a cost. Meeting rooms. A villa's dining room, terrace or salon is the meeting room, and it is already paid for.
Worked example: a team of 20, three nights
Using Beyt Rim at £1,350 a night, sleeping 22. The villa for three nights is £4,050, which is £203 per person. Three seven-seaters for arrival and departure come to roughly £600, or £30 per person. Flights from London booked six weeks out typically run £150 to £250 return.
That lands at roughly £400–£500 per person before food, for three nights with a bedroom each, a private pool, and the whole estate to your company.
The equivalent in a four-star Marrakech hotel with a hired meeting room is rarely less, and everyone disperses to their rooms at six o'clock.
Sizing the house to the team
The mistake is renting for the headcount rather than the sleeping arrangement. Twenty people is not twenty bedrooms — some will share, some will not, and seniority tends to decide it before you do.
Work from bedrooms, not beds. A team of 10 to 14 wants an 8 to 11-bedroom house, which gives most people a room of their own. A team of 15 to 25 wants 11 to 14 bedrooms — that is where Beyt Rim and Medalion Palace sit. A team of 25 to 45 needs 16 to 22 bedrooms, the estates, where a single house takes the entire company.
Our largest, Villa Katia, has 22 bedrooms and sleeps 50. We have five houses at that scale.
What to settle before you book
Dates, then house. The good estates for company-sized groups are few, and they go first for March to May and September to November.
Who is paying for what. Decide early whether the company covers flights, or books the villa and lets people arrange their own. It changes which house you can afford.
The day plan. A villa suits a team that wants to work in the morning and be together in the afternoon. If the agenda is eight hours of presentations, a hotel conference room is honestly the better tool.
Visas. British passport holders do not need one. UK government advice allows visits of up to 90 days for tourism without a visa.

Are meals included? Daily housekeeping is included everywhere, and most houses include breakfast. A private chef for lunch and dinner is arranged separately and charged on top — for a group it is usually cheaper and far easier than restaurants.
How far in advance should we book? Three to six months for spring and autumn. Large houses are the scarcest thing in Marrakech, and a company group cannot easily split across two properties.
Can we get an invoice for the company? Yes. We are the direct agent for every house, so you are invoiced by us at the owner's rate — no booking platform commission and no agency fee on top.
